Everything a deal needs, in one place

Draft LOIs & leases

Guided forms for purchase LOIs, commercial leases, and New Brunswick residential leases — live preview as you type.

Any PDF, made fillable

Upload your own brokerage forms and anchor the fields once — reuse them as a template on every future deal.

Sequential e-signature

Buyer signs, then seller is unlocked, then the brokerage — enforced automatically, with a tamper-evident audit trail.

Deal collaboration

Tasks, threaded comments, and a unified activity feed live on the folder itself — no separate project tool needed.

API & webhooks

Push a new folder from your CRM, or get notified the instant a document is fully signed — included, no add-on tier.

Granular sharing

Grant a lender view-only access to one financing document, without exposing the rest of the deal folder.

Why start with an LOI instead of going straight to CREA forms?

Standard real estate board forms — like a CREA Agreement of Purchase and Sale — are built to be binding. That's exactly right once both sides have actually agreed on the deal. It's the wrong tool for getting there.

Letter of Intent first

  • Non-binding — either side can walk away while terms are still being worked out
  • Built in minutes, no lawyer required to get the first draft in front of the other party
  • Gets price, structure, and key terms agreed on paper before anyone pays for a binding contract
  • Easy to revise as negotiation moves — no formal amendments needed

Straight to a CREA-style form

  • Binding once signed — walking away can have real legal and financial consequences
  • Assumes the deal's terms are already settled, not still being negotiated
  • Typically drafted by a lawyer or agent, adding cost and delay before terms are even confirmed
  • Right tool once both sides are ready to commit — not before

Once your LOI's terms are agreed, your lawyer or agent still drafts the binding CREA agreement — the LOI just makes sure that's worth doing before you get there.

Frequently asked questions

How much does Ledgerlot cost?

Personal accounts are pay-as-you-go — $2.00 per document, no subscription, up to 30/month (unlimited re-downloads/exports of a document you've already created, at no extra cost). Business accounts are billed per seat, from $30/seat/month down to an $18/seat/month floor as your team grows; every business plan starts with a 7-day free trial (a card is required to start the trial, but nothing is charged until day 7). See the Pricing page for the live breakdown.

Is the document generated by Ledgerlot legally binding?

A Letter of Intent is intentionally non-binding — it's meant to outline preliminary terms before a formal agreement. Leases and other documents you draft or upload and send for signature can be legally binding once signed; see our Legal & Disclaimer page for details.

What kinds of documents can I build?

A combined Business + Real Estate Purchase LOI, a Commercial Lease LOI, and a New Brunswick Residential Lease (standard form) — plus any of your own PDF forms, uploaded and turned into a reusable template.

What export formats are supported?

Word (.docx) and PDF.

How does e-signature work?

Send a document to one or more signers in a set order — each signer is notified only once it's their turn. Every signature is logged with a tamper-evident hash, and a Certificate of Completion is generated once everyone has signed.

Do I need a password?

No — sign in with an emailed link by default. You can optionally set a password later from Settings for a faster sign-in; the emailed link keeps working either way.

Does Ledgerlot save my draft?

Yes — sign in with a free account and your deal saves automatically. You can pick up where you left off from your Ledgerboard on any device.
